Joshua M. Fox

OWNER

Joshua M. Fox graduated magna cum laude from the University of Miami School of Law in 1997, where he served as a Law Review editor, was featured in a national law review publication, and was inducted into the Order of the Coif. He joined Rollins, Rollins & Fox, PC immediately upon graduation.

Josh has expanded RRF’s commercial real estate and land use practice and has represented prominent clients including Urban Outfitters, Herb Chambers Companies, Asbury Motor Group, Rockland Trust Company, New England Heritage Properties, Inc., Watermark Construction & Development, Inc., and Piece by Piece Movers LLC.

In addition to his practice, Josh has served as an adjunct faculty member in the Bentley University Law Department. He is deeply involved in his community, and he presently serves as a Commissioner for the Sudbury Water District and as a Member of the Sudbury Board of Assessors.

While Josh has retired from most athletic endeavors due to a combination of minor injuries and a modest lack of natural ability, he remains an avid pickleball player. Outside the office, he also loves spending time with his family and enjoying occasional down time on the Cape.

AREAS OF FOCUS

  • Josh represents buyers, sellers, developers, and lenders in commercial real estate acquisitions, sales, and financing transactions. He regularly represents landlords and tenants in drafting and negotiating commercial leases, and has extensive experience preparing condominium documents for developers. 

    Representative projects:

    • Joint venture, acquisition of multiple parcels, formation of commercial condominium and lease up of over 80,000 sq. ft. in a 133,000 sq. ft. building in Boston, MA

    • Acquisition and then sale of 97,000 sq. ft. warehouse in Monson, MA

    • Acquisition of multiple parcels of land, formation of condominium, sale of residential units and lease of commercial units in 32 unit mixed use project in Boston, MA

    • Lease up and sale of 43,000 sq. ft. warehouse in Walpole, MA

    • Acquisition of 96 unit condominium development in Tyngsboro, MA

    • Sale of real estate owned by a synagogue in Sudbury, MA 

    • Sale of real estate owned by churches in Maynard and Medford, MA

  • Josh represents buyers, sellers, and lenders in residential real estate purchases and sales across the Commonwealth, having successfully closed thousands of residential transactions. He is also an authorized agent for First American Title Insurance Agency.

  • Josh represents clients before municipal agencies including zoning and planning boards, conservation commissions, historic district and preservation commissions, boards of selectmen, and alcohol licensing boards. Over the course of his career, he has appeared at hundreds of land use hearings to secure favorable outcomes for his clients.

    • Liquor license for restaurant in Newton, MA

    • Land Use Permitting and expansion of automobile dealership in Wayland, MA

    • Land Use Permitting for condominium project in Brookline, MA

    • Land Use Permitting (under Dover Amendment) for construction of two childcare facilities in Sudbury, MA

    • Land Use Permitting for revitalization of vacant  strip mall in Wayland, MA

    • Chapter 40B permitting for five affordable housing projects in Sudbury, MA

  • For over twenty-five years, Josh has designed customized estate plans, including wills, family trusts, credit shelter trusts, irrevocable life insurance trusts, healthcare proxies, HIPAA authorizations, and powers of attorney, for clients with a net worth ranging from $100,000 to $20,000,000. He counsels individuals and families across the full range of planning needs, taking the time to understand each client's family circumstances and long-term goals so that every plan is tailored to their specific situation. For clients with philanthropic goals, Josh designs estate plans that incorporate charitable giving, helping clients support the causes and organizations they care about while maximizing the available tax benefits. Josh designs estate plans not only to ensure clients’ wishes are respected, but also to avoid the expense and delay of probate, provide for the orderly transfer of assets, and minimize the tax impact on estates and their beneficiaries. Josh also works closely with clients to keep their plans current as their families, finances, and the tax laws change over time.

  • Josh guides families and fiduciaries through every stage of administering an estate across the Commonwealth of Massachusetts. He prepares and files the documents required to open and settle both formal and informal probate proceedings, advises Personal Representatives on their duties, and assists with the collection, valuation, and distribution of estate assets. Josh regularly prepares U.S. and Massachusetts estate tax returns, as well as the accountings needed to close an estate. He frequently serves as Personal Representative of clients' estates and as Trustee of clients' trusts, and counsels surviving family members through the administration and funding of trusts following the death of a loved one. Throughout the process, he works to ease the administrative burden on grieving families and to bring each estate to an efficient and orderly conclusion.

Arnie Glick

OF COUNSEL

With over thirty five years of experience, practices primarily in the areas of estate planning, estate administration, and probate law as described below. Arnie received his J.D. degree from Georgetown University Law Center, and he is a cum laude graduate of Brandeis University. He is admitted to practice in Massachusetts and Florida. He has been with Rollins, Rollins & Fox since 1987.

As an avocation, Arnie is a cartoonist. He is the creator of a law cartoon called 'Jest Is For All', which combines his creative abilities and his legal background. Jest Is For All is a regular feature in several state bar association publications, and the cartoons have also appeared in a variety of national legal publications including The National Law Journal and the American Bar Association Business Law Today. In addition, Arnie's cartoons have been used as illustrations by several high school and college textbook publishers, and Hallmark Cards has licensed them to create greeting cards.

AREAS OF FOCUS

  • Drafting of wills and trusts, with a careful and detailed analysis of the specific needs and concerns of each client.

    Preparation of family trusts to carry out the client’s wishes and priorities concerning the passing of trust assets to children, grandchildren, and other beneficiaries.

    Preparation of revocable trusts for married couples to take advantage of each spouse’s estate tax exemption and thereby minimize estate taxes.

    Preparation of irrevocable life insurance trusts.

    Preparation of other planning related documents, including Durable Powers of Attorney; Health

    Care Proxies; HIPAA Authorizations; and Declarations of Homestead.

    Preparation of deeds and other real estate documents that are required when clients transfer their house or other real estate into the name of a trust.

  • Preparation of the necessary probate documents to obtain the Probate Court’s allowance of the will and the appointment of the client as Personal Representative of the estate.

    Assisting the Personal Representative, as needed, with estate administration duties.

    Preparation of U.S. and Massachusetts estate tax returns.

    Analysis of legal issues that can arise in the course of probating an estate.

Myron J. Fox

RETIRED

Myron graduated from Boston College Law School in 1969. He has a Bachelor of Arts degree with honors from the University of Vermont and is a graduate of Brookline High School. 

In addition to his full time practice with Rollins, Rollins and Fox since 1970, Myron has been the Moderator of Sudbury since 2004 and has previously served as chair of the Sudbury Housing Authority, Zoning Board of Appeals, and Select Board. He was also a Director at the People Federal Savings Bank, a position he has held since 1975, including its predecessor. Myron was also a trustee of the Hillside School in Marlborough, MA from 1994-1997.
